How I pick a basement floor
A basement slab is cool, it passes a little water vapor all year, and some day it may see a little water. That is why I default to a waterproof click-lock vinyl plank that floats over the slab instead of anything glued down or made of wood fiber. This page is the shopping list: the actual planks I'd put in a Twin Cities basement, what they cost today, and which one fits which room.
Three numbers on the box matter more than the brand:
- Wear layer (mil). The clear top layer that protects the printed wood look. Thicker resists scratches and scuffs longer. 6 mil is fine for a guest room or a lightly used family room; 12 mil is a good all-round basement floor; 20 to 22 mil is what I use where kids, dogs or gym equipment live.
- Waterproof, below-grade approved. The installation instructions, not the marketing, tell you whether the plank can go below grade and what slab moisture it tolerates. Lifeproof's instructions, for example, approve below-grade installs and set moisture limits for the slab.
- Price per square foot. Planks are sold by the case and cases hold different square footage, so compare the per-square-foot price. That is the number BuildFlow's floor budget is set in.

Most basements I design use one plank everywhere, bathroom included. One continuous floor with no thresholds makes a basement look larger and costs less to install. If one room needs a tougher floor, I'd rather upgrade the whole basement one step than mix planks.
Picking a color for a basement
Basements have less daylight, so the floor color does more work than it does upstairs. A mid-tone, slightly warm oak, like Sterling Oak or Fresh Oak in the Lifeproof line, hides dust and pet hair better than a very light or very dark plank and keeps the room from feeling like a cave. Very dark floors show every footprint and absorb the light you paid for. Very light, gray-washed floors can look cold under the cooler light of a basement. Matching stairs and trim
If the stairs stay carpeted, pick a plank color that sits close to the carpet's undertone so the transition at the bottom step doesn't look like a seam. If the stairs get matching stair nosing, buy it from the same line as the floor at the same time, because colors shift between production runs.
What makes an LVP floor last in a basement
- Test the slab first. The plank's instructions set a moisture limit. If the slab is over it, the fix is the water source, not a better floor. See moisture and mold.
- Flatten it. Click-lock planks need a flat slab. High spots get ground and low spots get filled, or the locking joints flex and fail over time.
- Use the underlayment the instructions call for. Some planks have a pad attached and want a plastic vapor retarder under them on concrete; follow the manufacturer, not a one-size rule.
- Leave the expansion gap. The floor floats. Baseboard covers the gap at the walls; heavy built-ins shouldn't pin the floor down.
