How to read these numbers
Every number on this page comes from BuildFlow's own pricing engine, run on October 10, 2026, on one reference basement: about 900 square feet in a Twin Cities suburb, standard finish, luxury vinyl plank floors. I change one thing at a time and show what that one change adds. The differences are rounded to the nearest thousand dollars. Your own basement will price differently, which is why Emma prices your actual space, but the relationships hold: they show where money goes.
The starting point, a 900 sq ft basement finished as one open family room, is $51,000–$60,000 in BuildFlow's pricing. With a bedroom and a three-quarter or full bathroom it's $64,000–$74,000.

Two things stand out. First, a half bath costs nearly as much as a full bath, about $2,000 less. The expensive part of any basement bathroom is getting drain lines to it through the slab and the venting, not the shower. If you're going to add a bathroom, a full one is usually the better value. Going from 900 to 1,100 sq ft adds about $4,000, much less per square foot than the basement as a whole. The rooms, the bathroom and the mechanical work are fixed costs; open floor area is the cheapest part of a basement. That's why I don't shrink a basement to save money: I leave the space you won't use unfinished as storage, and finish the space you will.

The premium package raises every product budget at once: the floor from $2.50 / sq ft to $3.00 / sq ft, the vanity from $400 to $800, the shower surround from $300 to $3,000. Most of the jump is the shower, because the premium budget covers a tiled shower. If you want one or two premium pieces, pick them one at a time instead; the full ladders are in bars, entertainment walls and fireplaces.

Upgrading a single product only adds the difference between what you choose and the budget. A $800 vanity in an otherwise standard basement adds the gap between the two vanity budgets, not the whole premium package.
